TITLE: Project Manager DEPARTMENT: FMFL

WORK SALARY: C43
YEAR: 12 Month Administrative

JOB DESCRIPTION:

Plan, coordinate, direct, and monitor the activities required to implement bond projects.

QUALIFICATIONS:
1. Bachelor Degree in construction management, (engineering preferred) or related area or five (5)
years of construction project management or superintendent experience
2. Knowledge of general maintenance and construction principles, practices, and techniques
3. Knowledge of project management principles and practices
4. Knowledge of accounting practices, budgeting software, procedures, and techniques as they
relate to construction projects
5. Knowledge of Arizona procurement laws
6. Knowledge of building codes and industry standards
7. Knowledge of computer word processing and remote communications
8. Skill in establishing and maintaining effective working relationships
9. Skill establishing priorities and handling multiple projects simultaneously
10. Skill in both verbal and written communication
11. Ability to provide project cost estimates
12. Ability to reconcile vendor deliverables and invoices
13. Ability to develop building assessments for project scope, project timelines, and Gantt charts
14. Ability to read and give direction regarding construction drawings

DUTIES AND RESPONSIBILITIES:
- Plan and coordinate activities and/or assist with planning, coordinating, directing and monitoring
activities as they relate to bond projects.
- Consult/communicate with District staff regarding projects.
- Develop and implement quality control, cost control, schedule control, risk management and
safety management plans for each project.
- Recommend design consultant services when appropriate.
- Provide constructability reviews.
- Review contracts to ensure that contractor’s scope and costs are clearly defined.
- Represent the district in the community or neighborhood as it relates to the bond projects.
- Conduct project meetings.

- Perform comprehensive daily visits and field reports for all projects.
- Attend contractor meetings.
- Provide weekly electronic updates of the project status (costs and schedule).
- Provide monthly written reports.
- Conduct project inspections and punch lists.
- Gather, review, and package all close-out documents.
- Perform other duties as assigned.
